1. Replace the heavy draperies and linens with window coverings made of lighter, airier fabrics. Cellular blinds are very popular right now which allow the light in but keep the heat out. Have fun lightening and brightening. If you haven't already, swap out your flannel sheets for lighter sheets and comforters to help you stay cool and comfortable during those hot summer nights.

2. Potted flowers and plants will help to keep the humidity inside your home lower and help to improve your mood. If you suffer from allergies, decorating with artificial silk plants are life like, affordable and spirit lifting.

3. Nothing says summer quite like the beach! Add throw pillows, bed linens, area rugs or draperies ins shades of blue, white, turquoise, and beige to give your space a beachy vibe. Consult Pinterest for inspiration on additional beach themed decorations

4. If you're not a beach theme person, you can lighten and brighten with bright summer colors. Choose pillows and other accessories in vibrant reds, oranges, yellows, blues, and greens. Keep in mind that too many bold colors in one room can be overwhelming - limit your selection to one or two summer colors that complement your usual decor. Check out #dopamineddress or #dopaminedecor for additional inspiration.

5. Add in a few summer scenes or seascapes and swap them with your usual art pieces. Add a few personal touches with family beach candid’s or vacations - adding a little personality to your home will complement your summer theme.

6. Do a balcony check. This bonus space offers the perfect place to extend your summer decorating theme. Add in a summer bistro set or luxurious lounge chair to turn your balcony into an inviting place to spend an evening or weekend afternoon. An outdoor rug and a few colorful, water-resistant throw pillows and cushions will help to tie your decorating theme together. Have fun and let us know your summer themes!

With summer here, we wanted to share some helpful ideas on how to soundproof your apartment.

1. Weatherproof your front door. It’s a well-known fact that sound can travel, and in order to protect your at home conversations and noisy family get togethers, we recommend sealing up any air gaps that may be around your front door. Sound travels on air, and any gap you can see light through will also let sound in or out. If you have a large gap under your apartment door, add a door sweep. Use a commercial-grade sweep with a thick rubber strip that seals against the threshold. This will also help to keep out bugs, dust and drafts as well as noise.

2. Add carpets, rugs, and furniture to hardwood floors, walls, and ceilings. The more “furnished” your apartment is, the less space noise has to travel. You may need to reposition your furniture to help create a noise barrier helping sound to become absorbed instead of an echo.

3. Pad your carpets or rugs with a thick pad. You probably already know that nothing muffles sounds in a high traffic area like carpet. So, if you have hard floors, it makes sense to throw down a thick rug – but here’s a side tip: slipping a density rug pad underneath it will give it extra padding and extra sound proofing results.

4. Muffle sound with a Bookcase. Adding a buffet, bookcase, or even a grandfather clock will help to absorb sound in large and small spaces. The more wall furnishings you can add will help to mitigate the noise coming from outside and inside.  If you can find ceiling to floor bookcases or wall furnishings, fit them in snuggly and avoid air gaps to seal in and block out the extra sound.

5. Consider Acoustic Panels. Acoustic panels are available as boards or fabrics that you hang on walls. While most types are designed to stop noise from bouncing off hard surfaces, others are very effective at blocking racket from entering through a door or window. You can find these on Amazon.

6. Install soundproof curtains. Heavy-duty soundproofing window dressings help prevent outside noises, from ruining your beauty sleep, especially if you like to sleep with your window open. An acoustic curtain for an average size window can weight 15 pounds and lies flat against the wall or window trim to block out sound.

Sound proofing your apartment can help with the noise of busy traffic going by, loud neighbors, and extra vibrations.

You’ve decided to find a new home.  You’ve searched and found the apartment that checks all of the boxes.  It meets your needs and budget!  Now what?  It’s time to make that “I’m a great tenant” impression.  Here are a few simple tips to get those keys to your new home.

Step One:  Fill out the Rental Application on our website, making sure that all fields are filled out.  If you must leave one empty, add a comment below to explain why.  Applications that do not include vital information such as past landlords and current employers can be easily outshined by other applicants.  We understand that not all prospective tenants fit perfectly in these categories and adding additional references in the comment section will ensure that we do not miss a great tenant.  All references are contacted on your application, so it is important to provide the most recent information.

Step Two:  Contact our leasing agent, Sean, and let him know what you are looking for.  Sean can assist you in finding that perfect location within your budget.  Be prepared to ask questions that may hinder your commitment to rent such as lease requirements.  All leases are year to year, and this may not fit with your plans.  Do not forget to ask about utilities, parking spaces, and other details that may sway your decision.

Step Three:   You have crunched the numbers and you know you can afford the rent.  An easy rule of thumb for your budget is that rent should not be more than a third of your income.  Having your bank statements and credit score ready to send can fast-track you to the top of the list.  Equifax is a free, quick, and easy way to check your credit score online.  Quickly providing a good credit score will surely impress.  If you are a first-time renter, don’t panic! You just need a co-signer (a parent or relative) to fill out an application and go through the rental process.  Just think of them as an additional referral for your application.  If you are unemployed or have a low credit score, a co-signer can improve your chances of approval.

Step Four:   A security deposit equal to one month's rent is needed to hold your apartment before lease signing.  This will be held by Service NB for the duration of your lease. Having these funds in hand and sending them promptly will officially close the deal.

Good luck with your search and we look forward to welcoming you into your new home!

2020 was a year that a lot of us want to forget. Travel restrictions, masks, and a variety of other changes created an unprecedented amount of stress that none of us were prepared for. A major shock to the system was the decline in gym accessibility paired with a heightened fear of cleanliness which led to a decline in physical activity. In a recent report conducted by Bloomberg, 54% of pre-COVID gym members have cancelled their gym memberships and do not plan to renew their membership post-pandemic. So, how can you stay fit and safe without having to go to a gym?

1) Try a workout video: In the age of streaming, this is a quick and easy solution to burn some calories and refresh your mind, body, and soul. YouTube, Daily Burn, and a variety of other streaming services offer instructional exercise videos. The workout video options vary based on your desired workout. You can also take your phone, tablet, or laptop outside and enjoy the natural light and fresh air.

2) Exercise on the trail system: Fredericton is known for its beautiful and expansive trail system. This includes the Downtown Riverfront Loop, UNB Woodlot, O’Dell Park Circuit, and Killarney Lake Trail. Run, bike, or walk, these trails provide fresh air and scenery that will distract you from the fact that you are working out.

3) Yoga: A special note must be made about Yoga. A study Harvard Health published highlights that just twelve minutes of yoga a day can increase your strength, help manage your stress and increase the quality of your sleep. Yoga routines can be found at www.yogajournal.com.

Be creative and have fun with getting active. You may also find that a hybrid model of online classes and in-person gym sessions works best for you.

Stay safe and we hope you are enjoying your time at State Street.

No one, I repeat, no one wants to spend a day, let alone an entire weekend, cleaning. Depending on your level of cleanliness, spring-cleaning times may vary. But we’re here with a quick guide to a thorough cleaning that you can get done in 2 hours, give or take. 2 hours is doable, right?

If you’re a person without much time to clean, this guide will give you step-by-step directions on how to clean your kitchen, bathroom, living room, and bedroom in a hurry.

Using green-friendly cleaning products whenever you can will help the environment and the air quality in your home.

We’re going to focus on the cleaning portion in this guide. Wiping away dirt and grime to start spring off right is super therapeutic. You’ll feel great afterward and so will your home.

So what are we waiting for? Let’s get started.

The Kitchen

The kitchen usually takes the most time so it’s best to get it out of the way first.

Tackle the fridge before anything else. It’s time to get rid of any food leftover from the past week or longer (just put it on your counter for the time being). Spray the inside of your fridge to your hearts’ delight. Best to clean any dried food and stains with a sponge first and then do a final wipe down with a clean paper towel. You’ll need to pull out the crisper drawers to give them a thorough cleaning, as well as the floor of the fridge. Afterward, place all the food you’re keeping back in the fridge in an organized manner. Be sure to take the garbage out right away, food in the trash does nothing but make your newly cleaned apartment smell not so clean. Watch future blog posts for tips on decreasing your food waste - there are lots of tips to share.

Wipe down the stove. Spray the top and front of the stove. You may need to pull the stove from the wall to clean the sides, depending on where it is located in the kitchen. Get that handy sponge again to clean the hard to remove stains from under the burners. Then do a final wipe down with a paper towel.

University Towers

Next up is cleaning the sink. Fun! It’s best to have all dirty dishes cleaned and put away before tackling the sink so it’s completely empty. Wet the sink and then sprinkle or spray a cleanser over the bottom and sides of the sink. Give it a good scrub and then let it sit for about 5 to 10 minutes. Do a final scrub and then rinse with water.

Let’s do the counters next.

Remove everything from the counters and then once again, spray the counters to your hearts galore with an eco-friendly, all-purpose cleaner. If there are hard to remove stains, use a sponge first to break them up, then do a final wipe down with a paper towel.

The kitchen is almost done! Next up is to sweep. We figure this is pretty self-explanatory!

Lastly, we have to mop the kitchen floor. This is by no means very fun, but someone has to do it! Using a mop and bucket can feel clumsy though, and mops rarely really clean dried stains. So we have another method. Grab a sponge or a rag you’ve made from the t-shirt with a hole in it, it’s time to get down and dirty with it on your hands and knees. You can use a bowl/bucket of soapy water or an all-purpose spray cleaner. If you’re using the cleaner, spray a small section of the floor and then scrub a dub dub with the sponge. This is much more effective at getting rid of dried stains on the floor. Just do a small section at a time. When you’re done, you’re done. No more going back to cleaning stains that you missed after you mopped.

The Bathroom

We all know that the bathroom is the last room in any home that people want to clean. Let’s get it done as quickly as possible!

Waggoner’s on Odell

Start with the shower and tub. Wet the tub and shower walls. There are many options for green-friendly bathroom cleaners that are good for removing those stubborn films and soap rings on your shower and tub. Spray or sprinkle the cleaner in the tub and wipe it around, then let the cleaner sit before you start with a little elbow grease. Scrub the entire tub, and while your cloth or sponge is still soapy from the cleanser, scrub the shower walls with it as well. Let the cleanser sit on the walls and tub for another few minutes, then rinse.

Moving on to the bathroom sink and mirror. First, spray the bathroom mirror and wipe it down. Then spray the counter and sink with the all-purpose cleaner and wipe down.

We’re tackling the toilet next. Flush the toilet before applying an eco-friendly toilet bowl cleaner, scrub and then let it sit while you wipe down the rest of the toilet with the all-purpose cleaner. Flush the toilet bowl cleaner and you’re good to go.

Lastly, we’ll do a final sweep, then clean the floor with the same system we did for the kitchen; using a sponge in small sections or a mop.

Living Room

The living room is just 3 easy steps.

Wipe down furniture.

The easiest way to clean the living room is to take a soft towel in one hand along with your all-purpose cleaner in the other. Just spray the towel with the cleaner, and wipe down the surfaces of your coffee table, side tables, TV, and TV stand.

Vacuum the couch. The next step is to pull out the vacuum cleaner to clean the couch. Time to remove the cushions and vacuum all the stuff that has slipped through the cracks over time. Replace the cushions once you’re done.

Centre Court

Vacuum the floor. Now that we have the vacuum cleaner out, we’ll finish the living room by vacuuming the floor. If you have someone to help you move the couch to vacuum underneath, bonus points. And voila, you’re done.

Bedroom

As far as cleaning, the bedroom is really an extension of the living room. All you need is that towel with an all-purpose cleaner and a vacuum.

Repeat steps 1 & 3 from how to clean the living room, and you’ll be good to go.

Tip: If you can throw the bedsheets in the wash before you start cleaning the kitchen, they’ll be done by the time you’re cleaning the bedroom. Just remember to throw them in the dryer after cleaning the kitchen. The last step is to make the bed with your freshly cleaned linens.

Easy as pie. Now time to enjoy the weekend!
